COVENANT SUMMARIES, LAKES  (11/16/17)

MAINTENANCE,  ARTICLE VIII:

–Owners of lake lots must ensure that embankments do not erode and are maintained in a clean and orderly condition.

STRUCTURES,  ARTICLE VIII:

–All structures extending into the lakes require approval from the Architectural Control Committee.

ACCESS,  ARTICLE VIII:

–Those who do not own a lake lot cannot access or use the lakes from the lake lots.

–Non-lake lot owners may only access the lakes from the Children’s Park or the Ricky Road Park.

BOATS,  ARTICLE VIII:

–Boats with diesel or gas motors may not be used or parked on the lakes.

FISHING,  ARTICLE VIII:

–Fishing with nets is not allowed.

NUISANCES,  ARTICLE VIII:

–No activities constituting a nuisance shall be conducted upon the lake areas and no rubbish, trash, garbage, or any other discarded items shall be deposited in the lake.

PLANTS,  ARTICLE VIII:

–No plants may be positioned so as to extend into or permitted to grow into the lake.

EASEMENTS,  ARTICLE VIII:

–The HOA reserves the benefit of HOA members to access the lakes.

ASSESSMENTS,  ARTICLE VIII:

–The Lake Lot owners (about 100 lots) pay half of the annual cost of lake maintenance (flood control).

–Non-lake lot owners (about 300 lots) pay the other half of the annual cost of lake maintenance (drainage/flood control).

NOTE:  Five (5) homes in The Villas subdivision on Catamaran Way also pay our lake dues.
